Andrea, hello again ... I'm back for more great advice! I'd like to drill down a bit more on finding buyers who want turnkey properties. Perhaps kijiji and craigslist remain useful but are not the best places. I live in an area that doesn't have a lot of real estate investing clubs, so I need ideas on working virtually to reach this type of buyer: REIT representatives, international RE investor funds, hedge funds, individual professionals, etc. Ideas on how to advertise, seek out, and network professionally to reach these folks more efficiently would be very useful. If there is a book or other resource you can point me to, I'd love that. I realize you can only share so much here. Many thanks, and be well!

Get on Facebook and Linked in and look or online investment Clubs and Investors. These are great places to network and find potential investors. #2, look for cash buyers (via property records - Title Co's, Realtors, and Real Estate Property Pro programs can help)that have purchased properties cash. You can start in the area of interest and then expand into larger markets that may have more cash buyers, but have high home prices. ie Seattle, lots of Cash, but high priced homes. May be interested in turnkey properties Develop a solid letter that you can send out to these groups. Also including sample deals on a single page marketing sheet with the letter can help get them excited. #3, Ghost adds like craigs list and kijiji are great as well. Post samples of your deals there and see who reaches out. Not to mention reach out to anyone that advertises that We Buy Houses. You can also do these in other areas. ie a Kansas City house on Seattle's Craigs List #4, Landlords...reach out to people that are already landlords and know the power of Cash Flow. You can find these on craigs list in the rents section or by reaching out to property managers and seeing if their clients may be open to new properties. Hope this gives you some direction!
